SUNSET RIDGE SHOPPING CENTER
Originally constructed in 1951 to serve the affluent neighborhoods of
Alamo Heights, Olmos Park and Terrell Hills, the Sunset Ridge Shopping
Center has long been a favorite shopping destination for several generations
of San Antonio families.
Barshop & Oles
Company purchased the property in 1986 with plans to redevelop, expand,
re-image and re-tenant the property. At the same time, the company
understood the importance of maintaining the original character, identity
and compatibility of the property with the surrounding neighborhoods.
The
resulting award winning design included the creative re-use of a former
grocery store building as a unique Bookstop location, which was at that
time an exciting new retail concept. The center was expanded, creating
new opportunities for several thriving local retailers to join the property,
thus enhancing the tenant mix.
Finally,
the company successfully helped several existing tenants relocate and expand
within the project. With
strong support from the nearby neighborhoods, Sunset Ridge continues to
be viewed by many as an Alamo Heights institution and a favorite place
to relax and shop.
WESTGATE MARKETPLACE
With the decision to expand their large format food and
drug stores in the Houston market, HEB Grocery Company identified
a key tract of land in the rapidly growing Katy area in far west Houston. Long
owned by a well respected family from Mexico City, the property was the
last vacant parcel at the key intersection of Interstate Highway 10 West
and Fry Road.
At the request of HEB, Barshop & Oles
Company successfully arranged for the purchase of the property from the
owners. A partnership was formed
with HEB, and construction commenced soon thereafter on 40+ acres of multi
phase retail development. In early 2001, the initial phase of the
project opened to the public. It features a 75,000 square foot HEB grocery
store, which at the time was the company's largest store in the Houston
market.
Phase
II of the project, anchored by Kohl’s, Office Max and Sports Authority,
commenced in 2002. Shortly thereafter, additional national retailers
joined the project, which ultimately totaled over 290,000 square feet;
and includes Men’s Wearhouse, Pier 1 Imports, Rack Room Shoes,
Tweeter Home Entertainment, Washington Mutual Bank and Chipotle Mexican
Grill.
FOUR POINTS CENTRE
Home to
several species of endangered native song birds, the hills and canyons
of northwest Austin created a challenging development process for the Four
Points Centre. In a partnership with the HEB Grocery
Company, Barshop & Oles Company effectively worked with the City of
Austin and various federal agencies to develop Four Points Centre, a 125,000
square foot neighborhood retail center anchored by a 75,000 square foot
HEB grocery store.
Located
at the prime intersection of FM 2222 and RM 620, the project opened in
1999 as the first large retail center of the trade area.
The project
was constructed with a “hill country” theme featuring native
limestone, metal roofs and extensive native landscaping. Barshop & Oles
Company was able to balance the needs of the local residents with the desirable
amenities of the surrounding environment while complying with important
codes of the Hill Country Roadway Ordinance. Nestled among the trees, Four
Points Centre continues to be an enormous success.
CENTRAL PARK
Barshop & Oles' Central
Park development
is more than just a success story -- it's become a tourist attraction
in its own right. Those who visit the central Austin landmark have much
to see: thriving retail shops, award-winning luxury apartments, and a
specialty heart hospital and medical offices, woven together with trails
and dotted with landscaped ponds designed to preserve the unique character
of the property.
At the turn of the century, the original property at 38th and Lamar
featured a lake that served as the center point for a day of picnicking,
rowing, and relaxation. Today the site has become a model for urban-land
development projects and is once again known as an urban retreat.
The
project is anchored by HEB's Central Market, a specialty grocery store
created specifically for the property. The concept has been hugely successful,
leading HEB to open additional Central Market stores in Austin, San Antonio,
Houston and Dallas. The property's other two main tenants -- Gables Central
Park apartment community and Heart Hospital of Austin -- complete the
mixed-use development that is nestled in a park-like setting.
The location itself was the major obstacle that developers faced in creating
Central Park. Four distinct, well-established neighborhoods bordered Central
Park, and each neighborhood had its own concerns; including traffic, flooding,
aesthetic, and environmental issues. The Barshop & Oles Team met weekly with
the neighborhood associations, including them in the planning process. Many of
their ideas were incorporated into the final design. The result is something
that makes even the neighborhood skeptics happy: a traffic barrier to limit congestion
in the Rosedale neighborhood, ponds to control flooding in the North University
area, interior parking within the apartment community to give the area a more
residential feel, and a focus on saving and utilizing native trees.
NORTHWOODS
Forty
years ago, when Sam Barshop bought a 145-acre parcel on the outskirts of
San Antonio, it was a pretty lonely piece of property. Today, that land
is home to a bustling new retail center at the hub of the most explosive
growth in the city. For Barshop & Oles' Northwoods Shopping Center,
location is the key to success.
Molded to fit the needs of a growing, affluent community, Northwoods Shopping
Center has retail shops, restaurants, a movie theater, a grocery store and more.
Northwoods sits at an intersection on the "going home" side of two
major freeways -- U.S. 281 and Loop 1604. Between the two highways, more than
150,000 cars a day use the roads that border Northwoods. The result: Northwoods'
tenants are often the top producers in their chain for the San Antonio market.
With high sales figures and low turnover, retailers are happy with the home this
center provides.
Northwoods' size, location, and upscale shops make the open-air center an ideal
hang out spot. People who come to shop at Barnes & Noble Booksellers may
stay for dinner at Zio's Italian Kitchen and a movie at Northwoods Cinema 14.
More than 100,000 people live within five miles of the shopping center, and for
them even a quiet night at home may begin at Northwoods -- home to HEB, Starbucks
Coffee and Hollywood Video.
As a convenient place to relax and shop, Northwoods Shopping Center is an amenity
to all of its neighbors. For them, Northwoods may still be at the outskirts of
town, but it's at the heart of their community.
