University Commons is a regional community shopping center located at an intersection that is emerging as one of the most dynamic retail environments in the Austin MSA. To be developed in phases, the project is located at the intersection of Interstate Highway 35 and University Boulevard in the city of Round Rock, approximately 15 miles north of Austin. Through a network of drives and roadways that were planned in cooperation with the surrounding property owners, University Commons enjoys excellent access to each of the exciting new developments at the intersection, including the Round Rock Premium Outlet Mall, the Scott & White Medical Center, and a multi-anchored retail project to the south featuring IKEA and J.C. Penney. Phase 1 of the project opened in the fall of 2008 and includes Mimi's Cafe, Pei Wei Asian Diner, Freebirds World Burritos, Starbucks Coffee, Z Pizza, University Dental, Jimmy John's Sandwich Shop, Sprint, Compass Bank and Chase Bank. Future Phase II available for pre-leasing.
